The easiest and most economical way to add another room to your property is with a glass conservatory, orangery or a LivinRoom, adding value and space to your property. In most instances, you will not require planning permission for your new conservatory, but we will advise as part of our free quotation service.

Osborn Glass are experts in the planning, design and installation of glass conservatories, with many projects under our belt. We can offer computer images of how your conservatory will look, even before you decide to go ahead. Our craftsmen look after the glazing element of a conservatory (so the windows, doors and roof). The foundation, building works and bricklaying, decoration, flooring and electrics will need to be carried by other contractors.  If you have a trusted builder, we are very happy to work alongside them and provide the working drawings. 

Osborn Glass offers several roof systems, giving you the best choice and options. We provide for UPVc, Ultraframe roof system. Timber and Aluminium capped system and for aluminium roofs, we use Quantal or Atlas.

Do I need Planning Permission for My Conservatory?

In short, no. In a vast majority of cases, conservatories are considered “permitted developments”. These rights derive from parliament authority, so, therefore, are not granted by the local authority. These rights do not apply for flats, maisonettes or other buildings. 

The only reason your conservatory would not count as permitted development would be if you lived: 

  • in a Conservation area 
  • in a national park 
  • in an area of outstanding natural beauty 
  • a world heritage site 
  • the Norfolk or Suffolk Broads. 

In this case, you would need to be granted permission by your local government body, and you would need to get in contact with them. 

What’s the difference between a conservatory and an orangery?

Orangeries are more like an extension to your home than they are a conservatory – in so much as, they look more like an extension. This is due to their more extensive brickwork and less focus on windows. Orangeries also do not have to be attached to the rear of your home.
